About wanting to divide and sell some of my acreage???Who do I call???
First you have to check if your lot can actually be subdivided, due to zoning regulations. There should be a County or Regional District land use department that can give you the info you need.
-Can you sell a bare lot? Or does it HAVE to be serviced?
-Are there legal access/utility right-of-way issues that need to be addressed?
-Is there an area master plan that limits population/housing densities?
- Will your present setup fit in with all the setback regulations if you split the property in two?
Hopefully it works out for you, Rob. You're sitting on a goldmine if you can subdivide!!!!
If everything else checks out and you're able to subdivide, you're probably gonna have to get a surveying firm out there to mark the property corners you're setting up. If they've never done anything on your land before they won't have any control points set, and by the time they get everything done it's gonna be a decent sized bill. Probably nothing compared to what the lots will go for but it's an expense most people don't think about.
Seriously though folks, take what Paul said to heart and call your zoning commission. When we first opened our animal rescue we had to go to the county offices to start the process. Took a bit of time but it was well worth it.
My main concern is crossing the creek, there is already a culvert but I don't think it's big enough to lay a road. Anyway thanks guys...
