If possible mount your compressor outside and pipe it in . My compressor is in my well house and is HEAVILY insulated so I never hear it kick on makes working in the shop so much nicer

Told dad that when he put up a new machine shed also told him to run pipe up and down the walls. What does he do...puts it right by the work bench and gets a 100 foot hose

something like this with this sprayer...there are several different variations of the sinks. I like the ones with a flat counter on the side. My school had one in the cafeteria. The water was super-hot and powerful too. But they're great for washing out ice-chests, animals, etc. I'm sure it'd double as a parts rinser too.
Also, I think a small tv and a stereo (a good one as i love my music) would be great to have out there. Especially for inclement weather, listening to the game, etc. A microwave and small fridge to keep from tracking in and out during your longer projects.
I like the idea of the compressor outside and insulated to cut down on noise. Your tankless water heater's a cool idea too to cut down on busted tanks. I'm guessing you're going tankless in the house as well?
A shower and commode would be nice to have out there for going in the house clean. That may be a selling point to your wife lol.
