K so I wanna know, how much do you pay for shop space?

I finally have got the go ahead from the wifey to get a dedicated shop for the Blazer. Problem is I have NO idea how much is a good price for a decent sized shop. Looked at two around here and they were 1500sqf and 1300sqf. Priced $350 and $275 a month respecitvely. Both are wired for 220 and have bathrooms.

What say the shop savvy brethren? :rolleyes:
 
I think that is a pretty good price.I looked at some a couple of year ago when I lost my lease and $500 was the best I could find that was in an area I trusted enuf to leave my stuff at.Their are lots of places around here that are $1000-$1500/month.
 
I really all depends on what sort of amenities you're being offered and, of course, your area. Those shops are renting for around 20 to 23 cents per square foot, which is pretty good for a shop with decent electrical service and running water/bathrooms.

I used to manage a commercial complex with most of the units being 2500 sq. ft. or less and we were getting between 40 (for the older units) and 50 (brand new units) cents a foot with 200-amp service panels and bathrooms which was on par with other commercial units in the area.

To put it in perspective, the area I'm living in now has the same size shops you're looking at for about 30 cents a foot ($400/mo.) and most of them have limited electrical service and share bathrooms.

Keep in mind that some places restrict operating hours or might frown on installing or even using an air compressor or welder so it's worthwhile to mention it before you commit to renting.

Good thing to ask. I shot the guy another call and he locks the gates at 10pm. This is no bueno. I like to work late and don't even get out of work until 12am. He was cool with the Air Compressor and work just not the hours.

Guess I am back to looking around. I think I remember seeing one that a little more (500) for about 1500, but it was by itself away from everything and ad said it had an office with bathroom. Man I wish I remember where I saw that.
 
I just took a peek at http://lubbock.craigslist.org/search/prk. Were none of those a go? The Lonestar Lubbock Storage didn't sound too bad. 110v only though.

I was looking through some of those, but it has to be wired for 220. The shop compressor we have will only run on 220. The 2400 square may be the one I was thinking of. I am going to call them tomorrow.
 
WOW!! I cannot believe the prices you guys get to pay, unbelievable. Here in Santa Clara, Ca my friend rents out a 1800 sq/ft, 220v, bathroom (more of a closet with a toilet and sink) small 8x8 70's style wood paneled office, huge roll up door, heavy industrial area, for $2000 a month. Texas prices are killer.

I know prices can vary from place to place but I couldn't see paying more than 50 cents a foot for an unfinished shop.

Haha yes I know what you mean. At one point in time that was be my plan, because you're right, it really is like a mortgage payment. He doesn't live in it but it gets used well, but I know what you mean.
Apparently being single and staying single is a requirement as I dont know too many straight women that want to live full time in a unfinished shop without heat or shower.

I pay $250 for a newer (2-3 yr old) building 20x40 15ft high ceiling with walkin and roll up, bathroom, mop sink, 110v w/ breaker box in the unit and OK from owner to wire in 220v. Very well insulated too. No stackyard, no fences, but well lit and you can work round the clock. On the NW side of town so no crackheads to break in like where a lot of the shops are located.
 
im with you sledhead.at an extra 3 to 500 a month i could get a much bigger place with a large garage space.i pay 1100 a month for my morgage and 3 car garage with upper floor for storage for parts and lumber.would it be worth it to you to upgrade your living space and add a workspace at the same time?personnally i love being able to just walk out to the garage and work if i want.

Who are you renting from? Cause if I can wire the place for 220 then that would be great.

The big advantage of a dedicated shop space in an industrial type setting is that the neighbors don't complain about the noise. If I did it all in my garage or even a backyard shop building the neighbors, wife, and kids wouldn't take too well to air compressors, radio, impacts etc going in the middle of the night.

Sqeejo: It is the guy that owns Dave's Need For Speed on N. Frankford. I don't think he has anything else open at the moment I got the only one. Get the keys Wed. moving in this weekend if you want to come take a look before you talk to him. Month to month with no lease contract, good guy to deal with too. He said he would probably have some more open up in the next month or so. If you want to come see it and like it, then give him a call (signs everywhere out there) and he will put you on a waiting list for the first available.
 
mine is seperated from the house.30x40 with 10 ft doors.i hope to add 30 ft to the front in a few years with 12 ft doors. the neiboors dont bother me or complain.most of them have had me work on their stuff.since every one likes pics heres one of it.

My local airport here has hangers, 4000 square feet with one wall as a door and 220v and utilities pad. Crapper is centrally located. No time limits. $350 a month.

I tried that at our little airport in town and they told me the shops/hangars were for airplanes only, no exceptions. :doah:

I've been here for 4 years and they've been empty the entire time...I guess they enjoy losing money. :dunno:
 
Ours has a boxing ring, body shop, vending machine guy. My brother builds window well covers in one. They do not care.
