Looks good. I see a lot of potential, so a lot of weekends making improvements.
Yes, the inspector also found a few issues. Mostly questionable repairs by the seller when he remodeled the house. Nothing tasty sous me from wanting it though. Now to find out if it can be repaired by the seller or get the price knocked down accordingly.

The main issue is a structural beam under the house has rot and had 2x6 lumber scabbed on top of it as a repair.

Old house looks cool lots of potential. Tons of grass to mow though need some farm animals to mow it for you. See the deer like the green house.

I have 3 horses and 2 ponies, I won't have much to mow in the summer. But we did buy a nice lawn tractor last summer that will be perfect for this property and I have a small Yanmar tractor and brush hog for backup.
 
Great place and view but good god that price! Land seems to be high as hell everywhere except where I live in Oklahoma. It’s still around 1k an acre here
 
A friend of mine that is a contractor gave me an estimate for repairs and the seller agreed to lower the price and fully fund closing costs to offset the repair estimate. The home appraisal also came in at value so we are moving forward. 32 days to closing...

I'm guessing the 8N doesn't come with.
If it did, add a cheap bushhog mower and an overrunning clutch to the PTO and you have a lot of the mowing handled.
 
We are refinancing it as a rental but most likely just going to sell as soon as we close in the new place and get it ready.
 
Not sure if we are going to make it in time to close a day early or if it will end up on Wednesday now... waiting for an email to arrive and the underwriter to sign off so it can move forward with ordering docs. The waiting to schedule the signing is driving me stir crazy at this point. I want to get started moving already.
